celebrate the company’s 10th anniversary, marking a decade of success in hotel management in Thailand and a strategic move toward global expansion.

BANGKOK – 10 June 2025 – Koko Global Hospitality (Thailand) Co., Ltd. (KGH),
a Thai-based hospitality management firm founded by a Japanese entrepreneur and committed to delivering Thai hospitality with Japanese standards, has marked a decade of success by leveraging its Centralized Operation Model to improve efficiency and reduce costs for 41
mid-sized hotels under its management. Building on this achievement, KGH is taking the next step with the launch of three new services designed to help hotel operators generate stronger returns and expand their customer base more efficiently. The company also aims to grow
its presence in the Philippines, with plans to co-manage 1,000 hotels in 10 countries across six continents. In addition, KGH is committed to developing skilled professionals with clear career paths and strong industry expertise.”

Philosophy and strategy behind KGH’s 10-year success in hospitality management

Mr. Rei Matsuda, Founder and Chief Executive Officer of Koko Global Hospitality (Thailand)
Co., Ltd., said, “The strategy behind KGH’s 10-year success in revolutionizing hotel management in Thailand is Japan’s Kaizen philosophy, which emphasizes organization, precision, attention to detail, and continuous improvement. This approach addresses the common challenges faced by mid-sized hotel operators from the very beginning. KGH’s Centralized Operation Model streamlines hotel management by reducing the need for onsite staff and lowering operational costs. This is made possible through a dedicated back-office team based at the Head Office, offering operational expertise and support. As a result, each hotel can improve sales efficiency and generate higher returns while cutting administrative expenses.” For example, a 75-room property in Chiang Rai is efficiently operated by just 17 onsite staff members. This team includes key roles such as Resident Master, Guest Service, Housekeeping, and Engineer. Functions like Chef, Accounting, Purchasing, IT, Sales & Marketing, and HR are centralized at headquarters, eliminating the need for those positions onsite. A hotel with similar operations and an in-house restaurant would typically require nearly double the staff.

KGH has also developed KokoHub, a centralized purchasing and distribution system serving KGH’s hotel brands. By leveraging a pool of professionals and bulk purchasing power, KokoHub allows partners to benefit from lower prices, reduced delivery frequency, and a lower risk of errors.

KGH surpasses industry standards in operations and market insight

“The company’s achievements surpass industry benchmarks, including a 57% profit margin at the property level, well above the industry average of 25% to 35% for mid-sized hotels. The average daily rate (ADR) has also improved under KGH’s management. For example, ADR at Kokotel Bangkok Dheva Thonglor increased by 106%, from THB 694 before KGH’s operations began operations in 2020 to THB 1,434 in 2024. These results reflect our deep commitment to professionalism and have played a key role in securing successful agreements in Thailand, Japan, and the Philippines. We are confident in our ability to close approximately 100 deals by 2026.”

According to Land and Houses Bank, the hotel sector is expected to see continued growth in 2025, fueled by rising tourist arrivals from China, South Asia, Central and Eastern Europe, along with increased domestic travel from both major cities and secondary destinations. Group travel with friends and family, often referred to as “tribe travel,” is also on the rise. A 2024 Thai Travel Fair survey found that 35% of tribe travel tourists were interested in group tour packages and hotel deals.

“Thailand is home to an estimated 5,400 medium-sized hotels, each with 50 to 200 rooms, and this segment remains KGH’s primary focus. The company aims to leverage its expertise to help these operators increase revenue by reducing costs, enhancing service quality and standards, and improving guest engagement and loyalty,” said Mr. Rei.

Launching three new services to drive KGH’s “Future Vision” of Growth Together

Mr. Bhawat Peanpensiriwong, Head of Business Development, Branding & Design at Koko Global Hospitality (Thailand) Co., Ltd. said, “As a hotel management company overseeing a range of lifestyle brands, these new services will streamline sales and marketing efforts, better target key audiences, and strengthen operations across our managed properties. These three new services, each designed to attract both new and existing customers, include:

  1. Online Sales Service Support: KGH will oversee all aspects of online sales and revenue management, including managing OTAs and booking engines, adjusting room rates through the channel manager based on demand, and conducting competitor analysis.
  2. Online Marketing Service Support: This service includes planning room packages and promotions, creating advertising materials, and managing websites and social media accounts (Facebook and Instagram).
  • This package can be bundled with our Online Sales Service Support for greater impact. When combined, these services significantly enhance visibility, increase direct bookings, and improve OTA platforms.
  1. GM Staffing & Operational/Functional Advisory: Our newest service offering provides a KGH-trained General Manager to be stationed onsite at the owner’s hotel. This professional will oversee and manage all day-to-day hotel operations directly at the property.”

“KGH is dedicated to continuous improvement and delivering a ‘wow’ experience to guests, operators, and staff alike. These new services reflect our commitment to supporting global hospitality growth and partnering with hoteliers to achieve success both in Thailand and internationally. They also contribute to our long-term goal of managing 100 hotels by 2026 and expanding to 1,000 hotels across 10 countries by 2035,” concluded Mr. Rei.
